Water views and access in Carlsbad

Carlsbad’s coastline stretches for seven miles from the boundaries it shares with Oceanside up north and Encinitas in the south. That’s seven miles of potential beachfront access for buyers looking for waterfront homes for sale in Carlsbad.

The market at a glance

To date, Carlsbad is home to over 43,000 residential properties spread across the city. About half of this consists of single-family homes, the most prevalent property type in Carlsbad. Adding some variety to the housing stock are apartment complexes, townhomes, and smaller apartment buildings, plus a sprinkling of mobile homes.

Unlike other beach cities along the Southern California coast, Carlsbad enjoys a relatively high homeownership rate. About 60% of homes in the city are owned and owner-occupied, while 34% are leased to tenants. Carlsbad’s high homeownership rate can be attributed to the fact that the real estate market has seen steady growth in home values over the years. People who purchased homes for sale in Carlsbad back in 2000 and kept their properties will have enjoyed a total appreciation rate of 179.49% over the 20-year period.

How old are the homes in Carlsbad? More than half of the properties in the city were built between the 1970s and 1999, but a fair portion of the housing stock is newer construction. If you are in the market for older or historic homes, Carlsbad may have a few treats for you— about 10% of the homes here date back to the 1940s and 1960s.

Where can you find waterfront homes for sale in Carlsbad?

North Beach and South Beach are the two main areas that dominate Carlsbad’s waterfront. They are separated by Agua Hedionda Lagoon, which bisects a part of Carlsbad’s western side.

South Beach

Of the two, South Beach features a longer coastline— about half of the city’s entire shoreline. It only makes sense that South Beach is also home to the beautiful South Carlsbad State Beach. Homes for sale in this Carlsbad neighborhood range from $140,000 to upwards of $4 million, depending on the location and other factors. Many homes are within walking distance of the beach and come in various architectural styles.

The Farr area within South Beach is rated as one of Carlsbad’s most highly valued neighborhoods. Here, the median real estate price is $1,205,542. Homes are larger in the area— most properties have three to four bedrooms and scenic views of the Pacific.

North Beach

Let’s head up to North Beach across the Agua Hedionda Lagoon. Bounded by water, Carlsbad Village, and Barrio, North Beach’s shorter coastline is compensated by its overall family-friendliness, access to the beach, and proximity to amenities. Homes for sale in North Beach Carlsbad range from $810,000 to $5.7 million in price, making real estate here relatively pricier than in South Beach.

That said, North Beach is home to top-rated schools and the heart of Carlsbad: City Center, where the median real estate price is  $1,421,817— the highest in Carlsbad. There is a good selection of homes in the neighborhood, including studios to four-bedroom apartments. The higher the apartment, the better your beach and ocean views.

Aviara

But if expansive water views that can be enjoyed from any part of the home are  what you’re after, the sprawling Aviara neighborhood may be your cup of tea. Located west of South Beach and bounded by Poinsettia to the north, most homes in Aviara enjoy panoramic views of Batiquitos Lagoon. It’s not the Pacific, but the scenery is just as gorgeous.

Prices of homes for sale in Carlsbad’s Aviara neighborhood range from $1.9 million to $3.3 million, with a median real estate price of  $1,316,424, making it the second most expensive place to live in Carlsbad. But for what you’re getting, every single penny is worth it.

The homes in Aviara are some of the largest in the city, ranging from three- to four-bedroom properties to luxury estates with dazzling water views. Many of these homes are established, but you’ll find some newer construction in between. And if you want to be closest to the water, Batiquitos Drive and the nearby streets are the places to be.
